Aurora Capital acquires 43,858 square feet of newly built condominium inventory from The Leser Group at approximately $1,270 per square foot.
New York, NY, United States, October 23, 2026 -- BKREA announced the $55.7 million bulk sale of condominium units at 609 Second Avenue, an 18-story mixed-use condominium building in Manhattan’s Kips Bay neighborhood. BKREA’s Nick Tuleu and Jas Saini represented the transaction between seller The Leser Group and buyer Aurora Capital.
Aurora Capital acquired 43,858 square feet of newly built condominium inventory at approximately $1,270 per square foot. The transaction provides Aurora Capital with a substantial block of turnkey residential inventory in the Kips Bay–Murray Hill corridor while enabling The Leser Group to execute a bulk disposition of a significant portion of the building’s condominium units.

“609 Second Avenue is a best-in-class new development, and this transaction demonstrates continued investor demand for well-located Manhattan condominium inventory,” said Nick Tuleu of BKREA. “We’re pleased to have delivered a strong result for The Leser Group and facilitated a successful transaction for both parties.”
“Bulk condominium sales require a buyer with a clear understanding of the asset’s long-term value and residential sellout potential,” added Jas Saini of BKREA. “Aurora Capital recognized the quality of the property and the strength of the location, and we congratulate both parties on the closing.”
Completed in 2024 and designed by ODA and Fischer + Makooi Architects, 609 Second Avenue comprises 65 residences and ground-floor commercial space between East 33rd and East 34th Streets. The building features curved architectural detailing, cascading balconies, a fitness center, residents’ lounge, indoor half basketball court, landscaped courtyard, and rooftop terrace. Its location offers convenient access to NYU Langone Health, the United Nations, public transportation, and the East 34th Street NYC Ferry landing.
